Here Kitty-Kitty (When No Doesn't Mean "No")

When it comes to business, and especially when it comes to real estate investing... there really are only THREE skills the maverick millionaire deal-makers are consistently using, to rake in aTON of dough, hand-over-fist.

The first one is...

Your ability to NEGOTIATE. Unless you are coming from a position of power -- whether perceived or real -- if the person you are dealing with has superior negotiating skills, then you are nothing more than a blind man in the dark, a puppet. They’re pulling the strings and you're just dancing to them. May not be fair, but reality is, life -- and especially business -- isn’t always fair.

But appreciate that negotiating does NOT mean "balls to the wall" arguing.  GREAT negotiators, negotiatiate the way great sellers do, seductively.  For example, yesterday afternoon I received a phone call from my wife when she went to pick Samantha up at school.

Apparently, one of the P.E. teachers found a cat running around the school property and took it in.  The cat was VERY friendly and you could see it probably hadn't eaten in a while -- it was bone thin.  So, Anne calls me up asking if "we" -- meaning "us" as a family -- could have the cat.  (There's your first important lesson.  Hope you weren't sleeping.)

I said something to the effect of "Look, we've already got three kids, a dog and a cat here (thank goodness the fish died a few weeks ago).  Don't you think it's enough?  Plus, if you're going to get another animal, it should probably be a baby -- they'll adapt easier to the pets we have now -- less conflict, no?"

So, reluctantly she hung up the phone and came home a few minutes later with a discouraged but determined Samantha (There's another big message in that, hope you didn't miss that one either.).  I asked them how's it going, and Anne says "We came home to get a cat.  Let's talk."

You see, great negotiators AND great salesmen, know that "no" doesn't really mean "no".  It either means "not now"... or "not really"... or "yes, but just not under those terms and conditions."  But it rarely means flat-out "No."  Which of course, is one of the reasons why it's IMPERATIVE you keep dripping on your leads: Just because they say "no" to your first offer, you now know, "No" doesn't really mean "no".

And frankly, I'm a pretty hard-headed stubborn guy, even when it comes to dealing with two beautiful blondes like the women here in my house, so it's unlikely they -- or anyone else -- gets their way with me once I make up my mind about things.

But I will tell you this -- last night I worked until 4AM finishing up a new sales letter about, guess what?  About attending a workshop on negotiating.  And before I lugged my chubby ass downstairs to go to bed, I pet and kissed my daughter good-night, I pet the dog, and then I rubbed the cat's nose -- in fact, I rubbed BOTH cat's noses.

So, I guess someone DOES know a thing or two about getting around this crusty old copywriter after all.
