King Of Christmas
Dear Friend,
Last week, I got an e-mail in from a young man who lives in Naperville, Illinois, named John Grabsky.
Here's what John had to say:
"Hello Craig,
I am following up on your suggestion to share who I am and what I am looking for.
I am a real estate investor who specializes in single family and small multi-family (2-4 units) homes in the DuPage, Kane and Will counties. I have identified three types of customers that I need to get my message to.
1. People with a house or rental property they need to sell soon but they do not need their equity at closing. A common siutation is they have moved and are able to make two house payments. For wantever reason their old house is not selling. The message: I have a solution.
2. People that are in over their heads and they need to downside their housing expenses. They need to move soon or be foreclosed. The message: Get a fresh start.
3. People with money but cannot buy a house with conventional financial (poor credit). The message: Move into your new home today!
I need a simple messages for each of these customers that really connects with them. So can you help?
BTW I like your copy below. I see hundreds of solicitations a day yet yours I took action on. The message came across as you are the expert with a solution to by problem/opportunity. I am thinking of ways to translate that effect into my business. Again can you help?

Couple of comments about what John had to say.
First off John, thanks for your kind words -- I truly appreciate them and the time you took to let me know.
Second, John's a smart man -- he's segmenting his buyers and identifying that each of them have different needs.
If you're NOT doing this, then you're missing out on being able to penetrate deep into each segment of your marketplace, and your losing sales -- whether you want to admit it or not.
And third, John, what you need to do is make separate marketing campaigns for each of these customers. Sure, there will be some -- and probably a lot of commonality between each piece -- but what should be different (among a number of things) is the "hot buttons" you press with each one.
You'll want to figure out the unique needs each of these folks have and then offer them up as unique benefits your services offer.
Trying to combine them all together will NOT be as effective as doing it this way.
